|Green living is booming in Bangkok's Lad Prao district|
In the past few years, demand for green and convenient living has risen dramatically in Bangkok, as residents become more sophisticated in their requirements for a home. Among all 50 districts of Thailand’s capital city, Lad Prao emerged as an area that can meet the strict needs of modern living, thanks to its strategic location and wide range of amenities.
A quick look at Lad Prao shows that the 21 square kilometre district is located near Don Mueang International Airport, the hub for various Thai airlines flying across Southeast Asia. The district is also well-connected to other areas of Bangkok, including the central business district thanks to Phahonyothin Station, which is part of the mass-rapid transit (MRT) system.
Another option is the Lat Prao intersection station, where passengers can board the BTS skytrain to central areas and shopping junctions. Adding to the ease of transport in Lad Prao is the nearby Bangkok Bus Terminal and major expressways.
Besides its prime location, Lad Prao boasts an array of new and long-established shops, as well as modern shopping malls such as Tesco Lotus, Central Plaza, Union Mall, Big C, and Major Cineplex Ratchayothin. The area also hosts several office buildings and renowned schools.
Another big advantage of Lad Prao is the three public parks within walking distance from each other – Wachirabenchatat, Chatuchak, and Queen Sikirit. Altogether, these parks form Bangkok’s biggest public parks, spanning an area of 116 hectares.

According to real estate developers, these strong points make Lad Prao highly enticing to office workers in the Pahon Yothin area, as well as long-time residents in nearby districts. Anukul Ratpitaksanti, managing director of Plus Property Company Limited, said that white-collar workers want a home near their office, while long-time locals look for a new home in the neighbourhood to expand their family.
Plus Property reports show that prices for apartments in Lad Prao – Pahon Yothin have skyrocketed in the past four years. The annual growth rate is 8 per cent, and land prices are edging up close to the popular Sukhumvit area in downtown Bangkok. Demand for residence in this area grows by 8.4 per cent every year, the reports read.
“There is a tendency for this demand to continually increase. The demand results from people wanting to buy for real residency, rather than those wanting to buy for investment. Prices are also still affordable,” said Ratpitaksanti.
However, developers wanting a piece of Lad Prao’s rising appeal also face a huge challenge: land plots in this area are generally small, making it difficult to build major projects. This also pushes the price of condominiums located near the train stations, as quality land plots suitable for property development here are few and far between.
With rising demand and a limited housing supply, there is no doubt that high-quality projects in Lad Prao are garnering great attention from Bangkok residents. One prominent example is LINE Phahonyothin Park, a joint venture between Sansiri and BTS Group, Thailand’s leading skytrain operator.

Located at the heart of the buzzing Lad Prao, LINE Phahonyothin Park is right next to the BTS Lad Prao intersection station and the MRT Phahonyothin Station. A stone’s throw away is the BTS Mo Chit Station and the MRT Chatuchak Station, making LINE Phahonyothin Park the most strategically located project in this area.
The project boasts modern facilities with a 1.28 hectare park in front, a premium residential area, as well as working and recreational space. With its “Green is the new luxury” concept, LINE Phahonyothin Park promotes the idea of sustainable living in a lush environment – right in the middle of Bangkok.
|Sustainable living at the Lad Prao-based project|
True to its name, the project resembles a natural sanctuary, in which the first floor includes a flower garden and massive green curtains, filled with pollution absorption and coverage plants. The rain garden can collect and store rainwater in the underground.
The common facilities area also has smart recyclers, water-saving sanitary machines, the Earth Blox recycling system, and Instaview refrigerator. Plastic bottles are also collected at the site, and lights are turned on automatically when human movement is detected.
All of the materials used in the project, from tiles to flooring and cabinets, are eco-friendly, recycled, durable, and resilient. There are also car power charging stations using renewable energy, including solar power from the rooftop panels.
Likewise, the residential and co-working units of LINE Phahonyothin Park are equipped with a wide range of sustainable systems, from eco-friendly painting, WELL Air technology to purify air, fin facade for more shade, hard coat low-emission glass to an E2 kitchen cabinet. Each unit also has an in-room recycling bin and uses natural lights in the bathroom.

At the top of this complex is the Sky Oasis, which includes a 500sq.m Ozone Park, a swimming pool, a fully equipped gym and 150sq.m of solar panels. The developers struck a partnership with Samitivej Hospital to build an educational playground for children here. Visitors to the Ozone Park can also enjoy a spectacular vista view of the city and nearby public parks.
According to the operators, the rooftop solar panels can generate 15kW of electricity per hour, which provides lighting for the pool, air-conditioning for the gym and other green projects on the ground floor.

LINE Phahonyothin Park developers believe that the project can provide lush living options to Lad Prao residents right in the middle of the bustling Bangkok. With its strategic location and forest ambience, the project is an oasis for those looking for a green, peaceful, and relaxing way of life.
Moreover, as real estate prices in the Lad Prao area are on an upward track, LINE Phahonyothin Park is also a worthwhile investment for those looking to trade the property.
Interested buyers are welcomed to join the sales event in HCMC, Vietnam. This will take place at 10 AM, March 9, 2019 at Denzell Lounge (12th floor of Saigon Centre 2, 67 Le Loi street, District 1).
